Course Overview
Condominium managers face increasing responsibility for the safety and security of their residents, staff, and assets. This 3-hour live webinar equips managers with practical, real-world strategies to identify, assess, and mitigate risks that impact people, property, information, and reputation.
Developed in alignment with the CMRAO Competency Profile, this course provides actionable tools to enhance on-site security, emergency preparedness, and communication within your community—helping you manage incidents confidently and support informed board decision-making.

Course Agenda

Module 1 – Introduction & Context (15 min)
The role of condominium managers in maintaining community security, overview of course objectives, and how the content aligns with CMRAO competencies.
Module 2 – Common Threat Scenarios (25 min)
Explores external and internal threats—from break-ins and vandalism to resident disputes, contractor risks, workplace violence, and reputational damage. Includes a case study exercise.
Module 3 – Site Security Audits & Risk Assessments (35 min)
Step-by-step guidance on conducting basic site audits, evaluating access control, surveillance, and lighting, and prioritizing risks using a likelihood/impact matrix. Includes an applied photo exercise.
Module 4 – CPTED Principles (25 min)
Introduces the four CPTED pillars: natural surveillance, territorial reinforcement, access control, and maintenance. Participants develop low-cost improvement ideas through an interactive activity.
Module 5 – Emergency & Fire Safety Procedures (25 min)
Outlines the manager’s role before, during, and after emergencies, covering fire safety plans, incident communication, and continuity planning. Includes a tabletop scenario.
Module 6 – Supporting Boards with Security Expenditures (25 min)
How to build strong business cases for cameras, access control, and security guards. Learn to frame proposals using risk language and conduct vendor comparisons. Includes a role-play exercise.
Module 7 – Communicating with Residents, Staff & Vendors (20 min)
Covers best practices for clear, consistent messaging about security matters. Participants draft real-world notices and briefings using provided templates.
Module 8 – Ethics, Accountability & Wrap-Up (15 min)
Focuses on ethical principles, decision-making, and professional accountability. Concludes with a short knowledge check and key takeaways.
Assessment & Certification
Participants will complete:

A short knowledge check (5 multiple-choice questions).

Interactive case study and scenario activities.

A post-session evaluation form.
Certificates of completion will be issued to those who attend at least 90% of the course and complete the assessment.

CMRAO Reporting
Attendance is verified through platform logs and sign-in records. A CSV attendee report will be submitted to CMRAO within 7 days of each session. Certificates will be issued to all eligible participants.
